Living Near Great World MRT: A Buyer's Checklist for River Valley Green Parcel C

If you already live, work or spend your weekends around Great World MRT, the question is not whether the area suits you. It is whether River Valley Green Parcel C, the last of the three River Valley Green land parcels beside the station, is the right address within it. This checklist sets out what the Urban Redevelopment Authority (URA) has published about the site, how far it sits from each station exit, what is planned around it, and what you still cannot know until the developers release their plans.

The plot ratio of 3.5 is the same intensity URA set for Parcels A and B next door, so the three River Valley Green sites share the same development intensity.

How close is Great World station, exit by exit?

We measured straight-line distances from the edge of the Parcel C boundary on URA's land-sales map to each Great World station exit as plotted on OneMap, the Singapore Land Authority's national map. These are distances on the map, not walking routes, so a real walk will be longer.

Measured from the middle of the site, Exit 1 is about 90 m away. Your actual door-to-platform time depends on where the residential blocks, lift lobbies and pedestrian gates are placed, and the developers have not released a site plan yet. Great World station opened on 13 November 2022 in Stage 3 of the Thomson-East Coast Line, with Orchard one stop north and Havelock then Outram Park to the south, according to LTA.

What URA planning says about the land around you

• Parcels A and B are separate sites. URA awarded Parcel A in June 2024 and Parcel B in February 2025.
• Parcel C is the latest of the three. It was awarded in June 2026, after Parcels A and B. The developers have not announced a completion (TOP) date, and the date that counts for you is the one written in your sale and purchase agreement.
• Building works next door. Going by URA's expected years, the two neighbouring parcels are due to finish before Parcel C. Ask which way your stack faces once the site plan is out.

A checklist before you choose Parcel C over another Great World address

1. Timing. Do you need to move in within the next few years? Parcel C was only awarded in June 2026 and has no announced completion date. If you need a home sooner, a completed home elsewhere near the station may fit better. If you can wait, Parcel C lets you buy new on a fresh 99-year lease.
2. Which exit you will use. Exit 1 is the nearest on the map. Check whether your daily route, office direction or school run favours a different exit, and whether the blocks will open towards it.
3. Height and outlook. URA allows up to 164 m above datum. Floor count, tower positions and which homes face the river, the station or the neighbouring parcels are not yet known.
4. School plans. River Valley Primary School is on River Valley Green itself. Primary 1 priority depends on MOE's distance rules and your possession date, covered in our P1 guide.
5. Daily errands. For groceries, food and the river promenade, see everyday life beside Great World City and the location page.
6. Budget. No developer price exists yet. Track the price page instead of relying on a number you see quoted elsewhere.

• Selling prices and the payment scheme
